  • Layout and everyday use

    Check entrances, stairs, room dimensions, storage and the path from parking to the door. Compare the actual home, not a supposed neighbourhood housing mix.

  • Legal use and alterations

    Confirm permitted uses, extra dwelling units, permits and inspection records with the City. An advertised suite or past rental is not proof of approval.

  • Parking and winter upkeep

    Establish parking rights, shared-driveway terms, snow-storage space and maintenance responsibilities. Revisit access with winter conditions in mind.

  • Water, drainage and servicing

    Review drainage, servicing and property-specific conservation information. Check title and permissions for any shoreline access or structures.

  • Destinations and transport

    Test exact entrances, bus stops, crossings and the return trip. Use current transit information rather than fixed travel times or schedules.

  • School eligibility

    Check the specific address and program with the relevant school board. A nearby school or neighbourhood name is not a catchment or enrolment guarantee.
