Begin with the places you will visit several times a week. Map the actual addresses and test routes when possible. Consider the trip from the driveway, not just the distance between community names.

Avoid using a single commute estimate for an entire municipality. Conditions, route and exact destination matter. If travel is central to the move, investigate it before deciding on a home.

Choose the property responsibilities you want

Think beyond the building. How much land do you want to maintain? Do you want to manage stairs, a large driveway or outbuildings? Will you be away for long periods? Write down who would handle recurring tasks and what you would pay for help.

For each property, ask which municipal services are available and what private systems, if any, need review. For rural properties, organize questions about water, wastewater, access and the maintenance information available. For waterfront properties, investigate the title, access, shoreline and applicable development requirements with the appropriate professionals and authorities.

Internet deserves its own confirmation if it supports your work. Ask providers what service is available at the exact address and what installation is required. A regional coverage statement is not a substitute for an address-specific answer.

If you are considering a condominium, ask how the unit, parking and shared areas support your routine. Arrange review of the governing documents and financial information before relying on assumptions about rules or fees.

Build a moving budget and an ownership budget

These are two different worksheets. The moving budget covers the transition: purchase and sale costs where applicable, travel, inspections, movers, storage, temporary accommodation and setup. The ownership budget covers life after possession.

For the ownership worksheet, gather property-specific information for taxes, insurance, utilities, maintenance and any condominium fees. Add financing based on your actual assessment. Keep unknown figures labelled as estimates until you can replace them.

This is an invented budgeting example. It does not establish a required down payment, local fee level or mortgage eligibility. The closing-cost allowance must be replaced with the taxes, legal expenses and other charges applicable to the actual purchase.

Now ask whether $20,000 would still feel adequate if the property needed immediate work. If not, change the allocation before shopping to the limit. Keeping this question visible can help prevent the move itself from consuming the resources needed to settle comfortably.

Prepare financing for the circumstances after the move

Describe any employment change, probation, remote-work arrangement, business relocation or retirement plan to the mortgage professional. Explain which income will continue and what documentation is available. The important question is how the lender assesses the actual application, not how similar it looks to a previous mortgage.
