Choose the correct ski-hill arrival
Laurentian Ski Hill's upper lodge is at 15 Janey Avenue; the lower lodge is at 900 Ski Club Road. Those are different arrivals, so check which one serves the activity you are planning. Compare how equipment reaches the car or bus, where you would park and how the route works on the return journey. The name of the ski hill alone cannot establish which entrance is convenient from a prospective home.
Use existing destinations, not proposed improvements
Airport Lookout Park is off Airport Road, while Aerospace Defense Park is at Airport Road and Little Down Lane. Check the City's directory for the access point you intend to visit and inspect the connecting route. A nearby park does not grant access through adjoining private land or make a path beside a listing public.
The City's April 2026 escarpment acquisition announcement says public trail access and ski operations continue. Keep that existing access separate from ideas in the Escarpment Trails Project. Proposed trails and project concepts are not completed improvements, and neither should be represented as an established property amenity.
Match the address to its planning information
Airport Heights also appears as a planning name. Do not assume its boundary is identical to Airport Hill's broad housing-area description. When a property or proposed alteration interests you, use its address and the City's planning documents. Ask which zoning provisions, airport-related restrictions or other requirements apply to that site and proposal; avoid assigning the same restrictions to every home described as being on the hill.
For daily trips, record the actual airport, base or campus entrance and any access conditions. Route 6 Hornell–CFB is a transit reference to investigate using current stop and service information, not a promise of service to each entrance.
Environmental information to check by property
The City maintains current information about PFAS remediation at Jack Garland Airport and 22 Wing/CFB North Bay, including separate information about municipal drinking water and Lees Creek advisories. Read those sources and establish the property's actual water supply before drawing conclusions. A neighbourhood name does not establish whether an individual property is affected or unaffected. Direct health-related questions to the Health Unit and property-specific questions to the relevant authorities and qualified professionals.
Make grade and winter maintenance part of the viewing
At each address, examine the driveway's slope, turning space and approach to the road. Consider where cleared snow can be stored without blocking parking, drainage or sightlines. Follow the surface-water route around the house and ask an appropriate professional about drainage concerns. Compare the stairs and path between the vehicle and entrance with your own requirements rather than assuming homes across the area share the same layout.
Visit at the times that matter to your routine and listen at the property. Noise can vary by location, activity and time; there is no area-wide assurance here. Review servicing, renovation records and any property-specific restrictions before relying on a proposed addition or change of use.
