If you have a House Hunting Trip, I can plan property viewings around the time you have available once your arrangements are confirmed. That means checking what is actually available, clustering sensible appointments where possible and leaving room to revisit a serious contender. HHT travel requires approval from your unit authority; your CAF relocation coordinator or unit and SIRVA can clarify applicable rules and arrangements.
At each property, we can look past finishes and ask about age of major systems, signs of deferred maintenance, inclusions and any documents worth reviewing. A good shortlist should make comparison easier at the end of the day, not leave every house blending into the next. If you cannot attend a viewing in person, we can discuss available options and their limitations rather than treating photos or a video as a substitute for due diligence.

Write an offer you understand.
When a home feels right, we will look at comparable sales and the property's particular circumstances before deciding how to approach price. I will explain the proposed deposit, inclusions, closing date and conditions, including where financing or inspection considerations may be relevant. Competing offers can create pressure; understanding your limits matters more than winning at any cost.
An accepted offer is not the end of the work. I will help track conditions and real estate milestones, communicate with the other side as appropriate, and coordinate with your lawyer, lender and other professionals through closing. I cannot promise a property, financing or a closing timeline, but you should know what has been agreed to and what still needs to happen.

Can we start looking before my HHT is approved?
Yes, we can discuss your requirements and monitor properties while you confirm the official arrangements. I can prepare a shortlist and potential viewing plan, but availability may change. HHT travel requires your unit authority's approval. Check applicable travel and location rules with your CAF relocation coordinator or unit and SIRVA.
How do we compare homes when we only have a few viewing days?
Begin with criteria you can use consistently: purchase price, ongoing costs, condition, layout, property type and questions needing follow-up. We can narrow listings before travel and take note of the same issues at each viewing. It is also reasonable to revisit a leading property rather than filling every available hour with new ones.
What if we need to make an offer from another city?
We can review available property information, comparable sales, proposed terms and where additional due diligence is needed. Depending on circumstances, remote viewing options may help, but they have limitations. I will not ask you to ignore inspections, financing checks or legal advice just to move quickly.
Do you help sell locally if my next posting is elsewhere?
Yes. We can discuss a pricing and preparation plan, marketing and showings, then compare offers by terms as well as price. I can coordinate the local real estate transaction with your lawyer and the other professionals involved. If you want financing for an Ontario purchase elsewhere, that is a separate optional conversation.
Are you an approved CAF relocation provider or able to confirm benefits?
No approved-provider status, CAF/DND endorsement or reimbursement is represented here. Official guidance identifies SIRVA as the current contracted relocation administrator; BGRS is older terminology you may still hear. Your unit authority must approve HHT travel. Confirm applicable boundaries, provider requirements and expenses with your CAF relocation coordinator or unit and SIRVA before committing.
