A posting can make every decision feel urgent. The better starting point is a candid look at your house and the local market: recent comparable sales, competing listings, the condition buyers will see, and the range of outcomes worth planning around. An asking price should be a strategy, not an optimistic number chosen because there is a deadline.

We can sort preparation into work that is likely to improve presentation and work that may simply cost time or money. That might mean addressing a visible repair, clarifying a permit or utility question, arranging photographs, or choosing a showing plan that works while you are still living in the home. I will explain the marketing approach before the listing goes live, so you know how your property will be presented and how feedback will be handled.

When an offer arrives, the highest number is not always the simplest path to closing. Deposit, financing and inspection conditions, inclusions, closing date and the buyer's requested terms all affect the risk and fit. I will help you compare offers on the same page, discuss what is negotiable, and understand what remains uncertain until conditions are satisfied.

If your next purchase depends on the sale, we can talk through sequencing before you accept a date that creates unnecessary pressure. Your lawyer handles the legal work; I coordinate the real estate side, keep the moving parts visible and stay in touch with the appropriate professionals as the transaction progresses. No one can promise an exact sale date or a particular outcome, but you should always know the next decision in front of you.

In my separate mortgage role, if you are buying locally, I can help arrange your purchase mortgage alongside your North Bay home search: we can keep the financing documents, property details, offer conditions and key dates in view together. If you are selling here and buying anywhere else in Ontario—perhaps Kingston, Petawawa, Trenton or Ottawa—I can handle the local real estate sale and help arrange the new purchase mortgage while your chosen destination real estate agent handles the home search and purchase there. That is the optional white-glove coordination: fewer details for you to relay between conversations.

Real estate and mortgage engagements are separate. You can choose either service on its own and retain your own lender or agent. Mortgage options, financing and timing depend on lender and property approval; no savings, approval, timeline or military benefit is guaranteed.

Should I list as soon as I receive a posting message?

Not necessarily. First, check what is confirmed, what the home needs, how comparable properties are performing and what date you could realistically deliver possession. We can prepare a pricing and marketing plan while details are still in motion, then choose a listing date that makes sense for your circumstances.

What if my sale and next purchase need to line up?

Tell me early. We can discuss target dates, conditional offers where appropriate, and the risk of relying on a sale that has not closed. Your lawyer and any lender involved should advise on their parts of the process. I will help make the real estate steps and dependencies clear, but cannot guarantee that two closings will align.

Can you help if I am posted into North Bay instead?

Yes. We can start remotely with a needs conversation and shortlist, arrange viewings when you can travel, compare the properties you have seen and discuss an offer's price, conditions and timing. I can also help you make sense of the differences between North Bay and surrounding communities.

Do you arrange or authorize my HHT or relocation benefits?

No. A House Hunting Trip requires approval from your unit authority before travel. SIRVA is the current contracted relocation administrator identified in official CAF guidance; BGRS is older terminology. Consult your CAF relocation coordinator or unit and SIRVA about applicable boundaries, service-provider requirements and reimbursable expenses before committing to travel or a purchase. I do not determine those rules.

Do I have to use your mortgage service to work with you as a REALTOR®?

No. The real estate and mortgage services are separate engagements. Use your own lender or agent if you prefer. If you do want to discuss both, I can explain the respective roles and what information each process needs; any mortgage remains subject to lender and property approval.
